Santee spent a century as farmland. Then it filled in with homes.

For its first hundred years, Santee was farm country. The valley floor along the San Diego River grew hay, ran dairy cattle, and kept to itself out past the end of the old trolley line. That changed in the 1950s and 60s, when the postwar boom reached East County and the fields filled with subdivisions almost faster than anyone planned. Santee voted against becoming a city, then changed its mind three years later and incorporated in 1980. The homes that went up in that fill era are the ones still sitting on their original plumbing today.

That history still runs the show underground. A river valley collects everything the surrounding hills send down, and Santee's postwar tracts sit on soil that swells with the wet months and shrinks through the dry ones, flexing old galvanized water lines and clay sewer laterals with every cycle. Homes closer to the San Diego River carry a higher water table, and a good stretch of Santee is mobile homes with plumbing quirks all their own.
