Pressure that runs too high doesn't stay hidden for long. Pipes slam when the washer or dishwasher shuts off, faucets spit when they open, and supply hoses and toilet valves wear out early. On bigger Poway properties with long supply lines and lots of fixtures, a failed or missing regulator puts that strain on more of the plumbing.
The water heater takes it hardest. High pressure strains the tank and its relief valve day after day, and a heater that fails early often has pressure behind it. Replacing the heater without fixing the pressure just repeats the problem. A regulator at the main pulls the whole system back into range in one step.
It starts with a gauge on the line. The reading shows whether the regulator is working, failed or missing, and the contractor explains what that means and what fixing it involves, in plain English. Then the decision is yours.
